Every single time I showed an occupied unit, the applicant couldn't wait to get away and I didn't end up renting to them.But, if they can see a clean, empty place, that they can envision their stuff in, and can imagine a landlord keeping well-maintained because it's really clean, etc., renting that unit is a breeze.So, my vote for you, is to get it empty, clean it, paint it, etc., then advertise it for rent.

I stopped showing units until they were ready, because it's hard for people to see past other people's junk, or to envision their own stuff in there in a different way, etc.
