The fact is that these "credit enhanced" loans as Fannie Mae calls them (defined as less than or equal to 20% down) existed before the crash.

Essentially, I am more concerned with building my business credit/DUNS score and gradually eliminating the need to have my personal credit ran or effected whenever funds are needed to grow or enhance my business.

We rent initially at market rate and offer renewals to great tenants at a growth rate slightly less than market.Our properties are in active markets in the Dallas area where rents have been going up 5-7% a year, we aren't in small town rural Washington :)I suppose in a down market we would increase the rent a token amount, but we would always raise it.If we got into a market where it was difficult to find replacement tenants, I think we would focus on offering an enhancement to the property as we did an increase.

I would assume that good seed pedigree will enhance the value of your farmland, but unfortunately, much of the expensive monsanto seed is only good for one season.

Then, you have something already proven and now the new operator is just going to enhance the cosmetic and operational efficiencies to increase value and bring in line w/market.

Just reaching out and networking with people is right now and will always be the most powerful and growth enhancing thing you can ever do.

There doesn't seem to be much else I can do to enhance the value of the property to receive justified returns. 

Future plans to cosmetically renovate 2 of 3 units, enhance curb appeal, and add modern touches (keyless entry, smart thermostats, etc.).
