@Julian Pilate-Hutcherson We work almost exclusively with OOS investors and it's a mixed bag...I sold 3 MF properties this month to folks that have never been to the state...and I have another set of clients that have been in the market for months and make routine visits to the city...I think it has a lot to do with comfort-level...truth told, we can leverage technology and get every possible detail on the table for review to make a pretty informed buy/pass decision...combined with an inspection and appraisal, there is really no need to be here in person looking at deals....

The mix is important to me because allegedly VRBO guests are more into planning ahead and ABB guests are more into spontaneous trips, as reflected in the fact that VRBO dominates my bookings in the summer, but ABB does the rest of the year.

Since you asked...Our focus for this winter/spring is a mixed use project...we bought a hotel built in 1870 through a purchase money mortgage...we're adding 3 high-end guest suites for a BnB, building in a 2BR apartment for stable cash flow, and opening a gallery for the local artist community...we have plans for a tap room or wine bar in the future at the same site as well...
