Because, house hacking is comparatively simple and beginner-friendly (and therefore has the highest likelihood of success), but strategies like BRRR'ing, flipping, wholesaling, etc. are far more complicated, and have a far higher chance of failure because they involve so many "moving pieces".I always use this analogy: would you tell a beginner skier who has zero experience to ski a double black diamond (the most advanced terrain) for their first run?

If there's a duplex that's listed for 250k in a neighborhood where they normally sell for 350k, that's a potential diamond in the rough (verify square footage and bed/bath counts are similar with your comps, among other things).

12 posts in this thread, five of them recommend investing in Ohio, hmmmm either Ohio is diamond in the proverbial RE rough or I've missed something. 

They would rather you entrust your money with them in their syndication deals or diamond in the rough SFR's they want to sell you. 

Once these sales all went on line though pretty tough to pluck a diamond out of there like we used to do as a matter of course.  

Twice we have seen the property go back up for sale partially rehabbed and sold for less than what it did at auction.Stick with it and you will find that diamond in the rough.

It doesn't matter if the toilet is made of gold and the mirror has been replaced with diamonds.
