Without exception, every one of those laws has denied access to funds and denied home ownership to people who could have enjoyed property ownership if there were a free market.The number of workers in my chosen profession, mortgage brokerage, is down by nearly 80% from its  2007 peak.  

No matter what the homeowner agrees for the price to purchase, the bank has to ok (for it to be accepted) or nay it(and it will be denied).

It was a great group, and if you needed some money quick you just gave an IOU when you borrowed it, complete trust, the IOU was just in case you got run over by a bus, the wife would know what she had coming. 

Will they deny me a HM loan and/or refinance?

I don't want to quit my current job, and find one in the other town, just to be denied a loan due to unsteady work history.

Theoretically the insurance could deny you coverage because it is a rental not your second home.

We got a home warranty on our first purchase, tried making a legitimate claim and got denied.

Thanks Chris.It is just that an attorney website posted that umbrella insurances are notorious at denying the claims or making excuses to fight any lawsuits.FYI: I already have umbrella insurance but all my friends and CPA suggested I create an LLC for rental property.

NAR pointed out that sharing that much info on the buyer makes it too easy for sellers to pick or deny buyers for discriminatory reasons.
