@Jorge Ruiz Great question and definitely should be dug into to qualify repair invoices being included.Why I say that it can is from speaking directly to two different nationwide banking underwriters specifically on delayed financing deals I was doing.

dang bro that's alotta paper u buried in.. id cut up cards and focus on bringing that DTI ration DOWN!

Now if you are wanting the seller to provide actual invoices for their material cost and also what they were paying the contractors etc... things like that you might not get that. 

For those who are a bit more challenged I decided for them that i am invoicing through intuit.

The investor had me send her an invoice and she has also placed me on the hud.

This is the equivalent of a car wholesaler walking into a car dealership trying to get a car at 50% invoice.

I also went through the charges on her invoice and they add up to $880, but the total is $900.

Pay contractor final invoice 30k, and pay down 10k on CCHML minimum loan amount is $100k so even if I draw only the 40K,  I'm still paying interest on the whole $100kUpfront 5 pt Origination Fee = $5kThey deduct 6 months interest only payments @ 12% or 1% per month = $6kThat's an $11,000 finance charge on $40k!!!

So all rent goes through Equity Trust (my SDIRA custodian) & all invoices for bills go through them also...?
