You might try entering "Las Cruces" or "New Mexico" to get started.  

You can go to either of the two big Note conferences in Las Vegas, Noteworthy and Paper Source and both will have Vendors with product to buy in addition to plenty of investors to buy from. 

This is my first property in Las Vegas and I am still learning the peculiarities of this market, being an out of state investor.I have heard mixed feedback about renting to Section 8 tenants.  

Joe, before buying non-performing notes, I would educate yourself as much as possible first by reading as much as you can here on BP, attending either or both of the major Note conferences in Las Vegas (Noteworthy and Paper Source), attending Meet-Ups and RE clubs specific to Notes where you live.

Suits to quite title are abundand in Las Vegas and I've never seen any entity from the secondary mortgage market sign a quitclaim deed.
