Best way to finance 2 single family homes

I am new to real estate investing. I live in Las vegas and work as a full time firefighter. I am from toledo,OH and want to buy 2 rental properties there. The price range I'm looking at is around 20-30k per house. I have friends and family there who are willing to help me manage the properties. I am looking into what is the best way to finance this deal. I would like to buy 2 properties at the same time so I have looked at doing 2 separate conventional loans vs 1 commercial loan. I'm wondering which one might benefit me more or if there are other ways I haven't looked at yet? Thanks for looking.
