I researched the crap (no pun intended) out of toilets and found out from seasoned plumbers that Toto had the lowest amount of issues long term.

The floor was brown with crap and the sub-floor had to be torn out.  

Either you gave them crap materials (eg, your financial house is a mess, like giving a painter crummy paint), or they suck (you provided top notch materials/paint, and STILL got shoddy workmanship out of it), or some combination thereof.What due diligence did you do when you hired that person?

Also important to note that tenants can be full of crap with a new owner.

Whether it was due to their ignorance of RE (like they're just guys off the street who read a blog about RE and think they can therefore wholesale to get rich quick ) or they just wanted to throw a crap deal onto someone because they're a straight up con-man.

It's that when most of you get here, you start voting for the same big-government crap that f-ed up your own economies in the first place.No, we don't have a state income tax.No, you don't need a license to be a painter.No, you don't even need a license to be a GC.

All of those problems you identify with the crap properties and crap tenants are problems that cost money.

All of that crap about Nevada LLC's, etc. is exactly that-crap.

Another factor............ sometimes if you want it done right, you need to do it yourself..... for me, sometimes the frustration of hiring someone to do it and then have them F** it up or just do crap work, makes me want to just do it myself.
