But even then I’d make it conditional, according to the rules of my living trust, upon at least the following: A) Their mortgage payment is 1/3rd of their income or less, B) They have no consumer credit card debt, and C) They have not willfully misspelled any of their children’s names on purpose, just to be different (another pet peeve of mine).

Tracking down the ex-wife and those kids, new wife (who may be estranged from the family) and those kids and getting all of them to sign off on the sale can be time consuming and EXPENSIVE.

I represent roughly 30 Lenders, and REO asset management companies...I will stick with the less risky stuff..If you think a jury of 12 will rule for a lawyer over a consumer... pass me what ever you are drinking or smoking!

I usually make my own mailing lists even though it is by far more time consuming - I also design my own mailers but the printing cost and mailing cost can be pricey.
