I am running out of space for all the spares!

If I were on my own with no help at 17, I would start off with something hard on the body but easy on my mind so I could learn a lot in my spare time.    

I’m only paying ~$300 in bills and I can completely eliminate that and get positive cash flow if I rent one of the spare rooms I have.Happy to share details / numbers if you’re interested.

You mean to tell me that it will be exactly 8 years and 5 months on the dot, no days to spare? 

I could tell you more about that time but I'll spare you right now. 

I was able to use this to hone in on three potential properties that all made sense on paper at various prices and rent rates(one of which I ended up getting a  20% under list price cash flowing deal in a hot local market) I do alot of side work as a tech engineer completing small freelance projects using sites like UpWork that I can do in my spare time as needed.

First tip, always keep a spare key to both of your units!

I actually found BiggerPockets after someone had mentioned that I should rent out the spare bedrooms in my house to help cover the mortgage.

You know , ask yourself questions like: Do I have time that I can spare?
