@Hayden Kerns- thanks .....no guarantees on  either  property appreciation or inndex  fund returns .....I would  recommend a combination of both ....if you had to choose one or the  other to maximize growth over  a long term - the index  fund is likely  a better bet  ...this is also very ddependent  on location or the property - 

I think you've got the two statutes combined in a way that won't work unless there's some more info.

We get emails from wholesalers that get close but the properties are to small for our buy [box] (low ARV or rents), bad locations, distressed beyond belief, or a combination of it all. 

Combined with Credit Cards.I've seen DSCR reno deals out there that will give you up to 75 or 80% of the ARV vs.

I will not entertain it.

So if you buy a 4br, live in one room, then you can rent the others for a combined $2400-$3000.
