This may ruffle a few feathers, but IMHO Zinnsser BIN2 or Zinnsser 123 are much better coverall primers than Kilz.However, if you do not have any bleed through stains or knots (on wood) Zinnsser BIN/BIN2 or Kilz stain covers are overkill.  

Because I couldn't rent out the premises, thereby stopping the bleeding of their damages, without it.I also warned them that I had already posted a 5-Day Pay or Quit Notice on the door and would have no choice but to go through the eviction process if they didn't give me any word they had vacated.

You mix the shrink/swell cycles of the underlying soil and get some differential settlement across the slab and foundation cracks happen.Stucco, like brick, is a very brittle material that is unforgiving to foundation movement and cracks easily.

My mother was always concerned with the interest rate of money instead of the access to money and my dad had a deep bleeding heart for renters sob stories.

The water seeped under the laminate below the dishwasher, migrated across the concrete slab and caused swelling elsewhere in the kitchen.

Have a backup PM just in case these guys turn out to be bleeding you or they get tired of the drama...
