always background check your contractors even if you know them, always do a bring down report fully before moving forward (but after the contract is signed for purchase), get to know the neighbors they give you more insight into everything.

I have a strong background in multifamily and retail development but I have never done a MHP before.

Again nothing against the program but I believe there should be an actual INCENTIVE above these other applicants in order to get consideration.I can have a background and employment checked tenant in place in 2 business days start to finish so I need the section 8 process to be easier, faster and more profitable than that.They like to toute the whole "guaranteed" rent collection mantra but we all know that any good landlord with buttoned up processes who is worth is salt is not scared of NOT collecting rent.

I don't know your background, but buying three properties a month seems very ambitious. 

@Cory RayI don't think the location of the CPA matters provided that they have a solid background in Real Estate and software/tools to support you remotely.There are 20+ real estate CPAs commenting in this forum.

My wife works with a lot of investors as an agent (Florida), but she's personally built or flipped scores of homes, she has a construction background with an actual degree in the field, and she's spent years honing her craft.

You'll need to know how you're finding tenants and doing the background check, what process you're using to collect deposits and rents and what you're using to create your lease agreement.

My personal background is actually in accounting.

In my experience, income criteria, past rental & background checks works 90% of the time.
