The closing date can be pushed to whenever she likes, or the closing can be set and I rent it back to her on very attractive rent arrangements.- If she stays around a while before she moves and rent from me, she has a handy person with a vested interest just a few houses down to repair anything, ASAP.So it can be a win-win.I haven't approached her about it yet.

We also gave them materials on usage habits that would reduce their water consumption.Once the shadow billing was underway, we updated the toilets (1.25 usg UHET), shower heads (1.5usg/min), faucets (new aerators where possible - 1.5usg/min) so the tenants could see the impact of water efficiency measures and know that we were committed to helping them minimise their water consumption.We also replaced the existing laundry machines with HE units - provided by a 3rd party in a revenue share arrangement.

Make sure it clearly states how much they can do without actual approval from you as not hearing from you should not be considered consent, but understand that in an emergency like heat goes out in January that they can arrange for repairs if they cannot get in touch with you.

The alternative is to keep things on the same meter as you have now and work out some kind of arrangements with a renter if that is what you have in mind to include the water in the rent.

Often times tenants have divorce, car accidents, loss of employment and health issues.One of the things landlords have to be careful about is tenants want to make their problems the landlords problem.First your want to let her know that you are truly sorry that she is having medical problems.If you are wanting to waive some of the rent is totally up to you, but you do need to remind her that she still has financial obligations and needs to see what arrangements she could do to have the rent paid right away.If you have any emergency contacts for her on file youu may want to check with them and see if they are able to help her.I would also recommend that you get a real estate attorney that is familiar with evictions and consult with the attorney.
