@Amanda Dehaas  If the lease states a max of 2 people and guests are only allowed for 5 days, send the tenants a notice that they are in violation of the lease.

Specifically, I would suggest you speak to Amanda Han and talk to her about how this will positively effect your taxes. 

Would they allow me to use it like a line of credit or would it have to be a straight loan.Rich, I suggest you watch or listen podcast with @Amanda Han and read some of her books, she specializes working with real estate investors and business owners and is great at utilizing various tax strategies. 

Some sellers will give credit and others are like Amanda said in denial.
