If the money is there today, you can take it and then try rolling it into another property via 1031 exchange and not pay any taxes on your profit should you complete the 1031 in the allotted timeframe.

Sure, it has its challenges and frustrations at times, but the total time allotted to self managing is quite minimal with systems put in place and like you mention good cleaning and maintenance.

What it covers doesn't seem to equate to the 10% that you've allotted so you're paying more and getting less.
