I expect a change in the White House and a better economy by summer 2025.

I find great satisfaction in watching projects come to life, building relationships, and tackling challenges.I also have an entrepreneurial spirit and a keen interest in the real estate market.

I do have a portfolio loan that encumbers several SFRs, so that is a possibility…one origination fee, a bunch of appraisals and a new mortgage over a handful of properties.  

I will not personally rent anything that does not have a hot tub and a view, and is a true cabin. 

You could lock the oil thermostats at like 50 for a baseline heat and let the tenants heat the rest of the way with their heat pumps.I can beat that with some ice and a small fan 

They are pretty much wholesalers, cash or hard money almost exclusively, and a lot of buyers have an. offer accepted sight unseen.

I am actively working on a buyer and a personal money lender list.

If you are working with a reputable company, then you buy the property, hold the property and look up 7-10 years down the road and have a home that has increased in value and a debt that has been reduced by your renter.
