Until it is recorded the city is still going to show the old owner as of record.Part of the foreclosure process does require advertisement in the local paper a certain number of time before the actual sale.If the notice gave a court docket number you can look at the case at the land court in Boston and see who the attorney is and try to contact them about purchasing or purchasing when the actual sale is (without looking at the actual ad, this may be the first step before the foreclosure is scheduled in which case there will be additional notices)Not sure if there is a law library in New Bedford at the court but if so they might be able to provide some additional information regarding how a foreclosure works in MA.

Consider, Cost to turn the unit, cost to advertise, down time, and chance next tenant would be any better than this one.I think your late rent issue a few times is small compared to what you could end up with.M2M and let her ride. do rent increase in Spring so your chance of turn will come at better time for you.

I will be moving likely within the next 8-12 months or so, and my wife and I are planning on renting out our house, so that's how I figure we will start.I've got a pretty good gig going with the AF so this will be more of a supplemental thing for me at least in the beginning so I would say I'll probably be taking a more passive role to start, although I'm open to anything.I spent the last two years as a recruiter so I've gained some valuable experience in Human Resources, advertising and marketing, cold calling, as well as general salesmanship so I think I can find a way to use those skills in this venture.
