Mainly some horror stories surrounding what you mentioned (not sending payments to a 3rd party, and then the lender activating due-on-sale).I'm definitely interested in DSCR since it I'm also a travel medical worker and have gaps in work history (will have another one in November), which could make traditional financing tricky (proof of employment).

If on the other hand real estate investing doesn’t “excite” you, it’s just a way to make a better ROI than other investments, you should kill any idea of active investing and invest passively through REITs, syndications, and or real estate investment funds, OR maybe invest in something else.

For example, the only market in Ohio that made the list is Shaker Heights, where STR is explicitly illegal and the city actively and aggressively shuts them down.
