Mainly some horror stories surrounding what you mentioned (not sending payments to a 3rd party, and then the lender activating due-on-sale).I'm definitely interested in DSCR since it I'm also a travel medical worker and have gaps in work history (will have another one in November), which could make traditional financing tricky (proof of employment). 

If on the other hand real estate investing doesn’t “excite” you, it’s just a way to make a better ROI than other investments, you should kill any idea of active investing and invest passively through REITs, syndications, and or real estate investment funds, OR maybe invest in something else.  

Anyone who is actively marketing and doing deals can benefit from a CRM system.

Some will be more active, and some will be passive, but at this point, I would push forward with directly connecting with investors who have nothing to sell and are not collecting referral fees.  

Good afternoon,I’m new to the real estate industry and have been actively conducting market research by driving for dollars in the Austin (ATX), San Antonio (SATX), Houston (HTX), and Dallas-Fort Worth (DFTX) areas.

For example, the only market in Ohio that made the list is Shaker Heights, where STR is explicitly illegal and the city actively and aggressively shuts them down.

Any leads and connections with investors who actively managing student rentals in Buffalo, NY area will be greatly appreciated. 

If the city's requirements are bare-bones but all active rental listings are more elaborate, we go with the market trends to make sure we are competitive & provide what tenants are looking for.

@John UnderwoodUnderstood, but do you think it should ever cross my mind in the future to dive into the STR realm so I can maximize tax-write offs (Passive losses offsetting active/earned income) from my Job later or just stick with the good, stable, LTR’s? 

Looking for advice - purchased first STR 2023 and we qualify for active income based on rule 3 of the material participation test.
