Well the inspection is complete today , it was postpone until today so I could get into each unit... there are major damages to the exterior of the property. bowing brick facing, roof replacing, electrical problems, furnace problems, termites, omg on and on and on,let alone the fact that all tenants claim they put up a  security deposit one claiming 2 months, There was so much but looking on the surface the place looked really good ,,When I was told about due diligence that was spot on, getting a professional inspection is worth it because I would not have known until it was to late and to late is after closing when I would own all of these problems

@Jaysen Medhurst,The missing piece in your home buying scenario is the dearth of lending.At the surface, it may appear that low interest rates and down payments are stimulating the market, there's actually another factor at work: the crash itself.

On the surface though, your numbers look good.

Even if it must remain a 2-unit rental, seeking to acquire properties with unfinished basements is a good strategy; usually, the basement can be finished economically....you could make either or both larger units, at a minimum, and gain a 3rd unit in the best case.On the surface, your deal has merit, you should seriously consider it.

The new norm is hard surface flooring instead of wall-to-wall carpet, with area rugs to soften it up or add pizazz, so put some thought into your floor covering.

Sounds like a good deal on the surface.
