To fairly split responsibilities, assign a dollar value to her time managing tenants and maintenance—typically 8-12% of rent for property management or $30-$50/hour for repairs.

It is done without prejudice and is simply a parting of the ways (eg tenant wants to move to another place, landlord wants to sell the property).
