If I say sell the house as is, and the buyer walks, would future buyers be deterred by an electrical panel in the closet? 

Long DOM nice houses after price drops of 6%+ are attractive, especially if they have full height walk-out 'basements' you can plex.   

I would get a local experienced investor to walk through that house with you.

Are these walk-in closets?

Market research, getting pre-qualified, and walking properties gets you there.

We did change one plan and tucked the kitchen in so its only open on one bar side but put in a huge walk in pantry that pantry turns out really sells well..

I've got about $10k I'm willing to spend, and here's what I've come up with as far as updates go:- Add shelving for grocery storage - there's very little today- Rehab the front porch (you can feel the plywood sink in places as you walk over it)- Repaint the outside of the house (paint is peeling)- Add a fence for the back yard- Add a back door (there's only one entrance/exit to the house)- Pave the driveway on both sides of the tree out front- Add exterior lights to the side and back of house- Update kitchen counters (granite?)

It's rather confusing, so I will contact the retailer again so they can walk me through the set up.

We also beautified the exterior, fixed the roof, have now rented the bottom unit to a medium term tenant as Albany Medical Center is a 5 minute walk away.
