I, on the other hand, always have a list of items to fix and replace :-)

I'll spare you the details, but I had a good 21-year career in the military because it provided a decent paycheck.

The items that are now happening in the Indianapolis region began many years ago.

OP couple other items:1. 

I am a military contractor and spend a lot of time overseas.

If the area is full of short term rentals (investor buyers) then the HOA is a big line item expense and does have an effect on the price.

Hi, I have done a few flip houses and I have staged them minimally with a few items like towels, baskets, flowers inside etc. 

., Inspect Mechanical items, Water Heater Age, Roof, and Appliances. 

There is also a military base. 

So far as actual days of the week, Mondays can be busy with regular operational items, weekly reports, weekend follow-up, etc but generally speaking Friday is much busier than Monday because teams are getting ready for weekend move-ins and more people come to see apartments Friday/Saturday than any other day of the week.
