The long-standing average here in Milwaukee is $200 per door.

We own a single-family rental property with a spacious yard and an external garage that needs to be demolished.

Some settling of a property is to be expected but if it significant enough to be causing issues such as slanted floors, door openings not being square, windows that won't open, etc.

I'll need to update all my door handles to wifi connected locks with keypads as well.

What's behind that door, in the garage, how's the mechanicals look, is their water stains anywhere on the ceiling, etc. 

I also have just recently broken through having a dozen doors.   

Personally, I own 137 doors and am happy to weigh in!

I also have no lawyer so, requesting of tenant to contact with my lawyer is not an option.There is only one window in the unit because of the layout of the unit, it is not zoned as legal unit so it looks like one big corridor with a door on one end and window on the other end.

We have 12-doors in Detroit that we still own and self-manage, all of which have gone up in value 2-3x.

I would want to see all of that before making a decision.With respect to the deal, $35K per door is a very cheap price these days, so it could be a good price.
