Hold on to it 4 years and very easily doubled in valuation. 

I've never had any issue or problems with wholesaling or assignments or options or double closes, all of which I've done.  

Own a rental single family home in SW FL that cash flows about $1000/month (after all expenses, and my insurance nearly doubling over the last year). 

My guess is San Diego prop has increased in value near double the inflation rate.  

I called the number on the sharpie marker sign and a few days later I met up with the owners and walked the property.it's a well maintained (on the outside) duplex on a large double-lot with tons of parking.

We focus on solid base hits and doubles, not swing and misses or grand slams.I appreciate your constructive questions and conversation.

For example to invest a million, you can buy one house with 250k down payment, 2-3 years later you can double your investment as house appreciate to 1.2MM. rents will be low, and you will loose 30-40k on interests net of rents.
