You don't always need experience to start, and if someone is on your tail for that you might want to consider if you really want them as a client.

Hey Phat,If the deal is sweet enough where you would make much more than your 3% commission, I would recommend whole-tailing the property instead of wholesaling it, unless you are upfront with the seller and will be informing them of what you are doing.

Most people might high tail it out of a rental because they couldn't afford to pay, and I find those people much more acceptable.
