Never say never, real estate is forgiving if you can hang on and if your time horizon is long enough.I have heard of builders increasing the cost and asking buyer to pay more at delivery, but it depends on your contract.

hey everyone,i closed escrow last month on a land sale. buyer paid me half of the sale price (we'll call this the down payment), through escrow and he has 18 months to pay me the balancethe down payment already covered my cost of the land and put some money in my pocket too. the amount owed to me is all profit and with the economic uncertainty that is looming i didn't charge him an interest rate to make it more attractive to him and to seal the dealthis morning, i was looking at my USPS Informed Delivery email and see that I am going to be getting a letter from a company that purchases private notes and trust deeds, so I googled them and it looks interesting.

There will always be a few success stories with them here and there, and believe me I am interested in doing them myself, but the reality is much of the pricing that gets tossed around with these are either target prices (meaning we'll get there if there is large demand and we can scale) or the price is misleading because it doesn't include things like delivery, site installation and sometimes doesn't even include interior finishes at all.
