I have made my own list of leads as well with some properties that I find vacant, probate, tax lien. but have only helped an out of state realtor on a deal a yr ago. and 2025 I would like to have the right people to go to with questions and or properties when I talk/find home owners that are willing to get rid of the property as well.

I'm not sure why that metric has held true but it still applies, the properties that perform well above that ratio are the owners that treat their STR like a business.

Househack properties in 2024 sold 1-2 weeks faster than they did in 2023.Deals are tougher to negotiate as well. 2 of NYC's surrounding Counties (Westchester & Suffolk) are averaging above asking price sales on 2-4 family properties.

.- Tell them they have to provide documentation of the animals service / emotional support (as allowed by your local ordinances), and that they have to provide documentation that the animal is current with its inoculations, etc. as well as its local license before you'll permit the animal in the unit.- Tell them they'll have to provide you with a copy of their renter's insurance naming you as additional named insured, with a minimum of (I use $300,000) liability insurance, also before they move into the unit.It's not perfect, but it's a start toward a tenant transparency.
