If the fed cut rates next month it's possible some of this capital will become more active, although tough to say.

Am with @Nathan G on this one.I currently have the following clause in my leases.Please check with your attorney to see if it will work in your state, but I also will not waste time with an attorney, but then again, my leases contain this clause, so tenants are made aware of my intent should they decide to abandon the place.Good luck PS.

We have now cut our liquid capitol in half.  

The only way I see this being possible is if I become a PM, collect all fees, take my cut, then redistribute to the owner.

Like anything is sales (and you are in sales even when you are trying to buy a property), the less clean cut the deal, the more likely it is to get rejected.
