Took me just a couple minutes to figure it out and I'll give you just a just a few tips (of the many I use) to vet companies like this so hopefully you can spot them in the future too.First, pay attention to websites that contain a lot of errors in spelling, grammar, punctuation, capitalization, etc.

I understand what you are saying about the "sweat equity" that was a labor of love, that your MIL put into the place...but, at the end of the day, it is a business and businesses have very specialized highly detailed leases that spell out every little thing the tenant pays for and the landlord pays for.

We spell it out exactly in the assignment contract as well...so if you have concerns that the amount you are making could cause major heartburn with the buyer, you can get around this by double closing it.
