Some builders, like DR Horton, spell their model home policies out in their SEC filings (last 10-K, page 8): "We typically conduct home sales from sales offices located in furnished model homes in each subdivision, and we generally do not offer our model homes for sale until the completion of a subdivision."

Took me just a couple minutes to figure it out and I'll give you just a just a few tips (of the many I use) to vet companies like this so hopefully you can spot them in the future too.First, pay attention to websites that contain a lot of errors in spelling, grammar, punctuation, capitalization, etc.

I understand what you are saying about the "sweat equity" that was a labor of love, that your MIL put into the place...but, at the end of the day, it is a business and businesses have very specialized highly detailed leases that spell out every little thing the tenant pays for and the landlord pays for.

We spell it out exactly in the assignment contract as well...so if you have concerns that the amount you are making could cause major heartburn with the buyer, you can get around this by double closing it.

Often a specification file can (should) be included that spells out details of product, performance and completion.I'm sure you like your GC and architect, but it is incumbent that you approach the project as an informed buyer/investor.
