Francesco is correct.I invested in this area 2013 - 2016 and at this point the window has closed for finding MLS deals "where the numbers work".I've started to look outside Hudson County.Union City has MLS properties from time to time where the numbers show some cash flow, but UC is a speculative play because the rent control board has frozen rent increases (my understanding-you confirm this).

Even if a company has positive earnings, their stock is still dropping because it wasn't good enough considering all the speculation and expectations investors had many months before where the price got set!

There are several south Dallas projects that I speculate will add to the value of the area.

Comps have started climbing because speculators are jumping into the area as there is a large redevelopment planned...that probably won't take off for years.

You can use the rent in those cases to cover the PITI payment, and maybe some of the expenses, but those are really speculative plays.
