Even though the price was shocking to me I do not have an issue with paying for this if needed.

30 day or greater stay is not the issue with Irvington.

Should there be any issues with your property though, that is one of the first things you could expect2.

So by the time you sell it and deal with tenant issues, you really do not get ahead.

If it is a market rate class A, B or even C properties, I would say that it (basic maintenance) is something the tenant should handle considering that for these properties the tenants likely have additional resources to handle small maintenance issues. 

I have to say that the presentation was extremely strategic - hitting every issue that would be important for Knoxville's demographic values.

It is very common for residents to note of issues within a week of move-in.  

Most of the homes come with a one or two year warranty so we set it up so that they can communicate with the builder directly to handle maintenance issues.- Taxes are usually much lower the first year. 

@Dave Harlan They have an amazing product but your better off using a mortgage broker with a great reputation for customer service because they offer wholesale pricing advantages to their brokers and the only complaints I've ever heard about them have come from service issues on the retail side.

But its definitely one of the three issues.  500k houses should generate at least 10% of revenue all day long or you should sell the property there and buy somewhere else that gets that.I would actually guess if you're open to all areas, you can find something that hits the 12 to 14% revenue.
