Tenant screening (how many prerequisites were really screened before they signed the lease)G.

I met enough people and saw enough stats to believe that REI handles their tenant screening and property management with the same ferocious level of commitment and that's what I came for.

But to get into contract I need a EMD (which at the size of the new purchase is not small). 

PadSplit is directly involved in tenant screening and placement but does not manage the property.

I intend to start small, $3-5M deal size and work up.This would be an example of smaller deals for syndication.  

Lots of great experienced PMLs there - both passive ones that do it as a side hustle and small to medium sized PML business owners like me who started out with my own capital and grow over the past decade to have nearly 100 investors.

say for example you buy a solid property, hire a solid PM, and a solid-looking tenant passes screening and moves in. 

I have amazing analytical and assessment skills, from screening tenants to having hard conversations i.e. complaints, evictions etc.

I would do an average size home for about $300.If this is for a municipality, it will need to be a to-scale, flat 2D drawing for their filing purposes that includes every room - down to each closet.
