While people certainly do get away with renting out each room separately, on individual leases and with more than 3 unrelated tenants per house, it is not technically legal and is a much harder rental strategy than just renting out the house to an existing family.

Our strategy is a 3-5 year flip that when you add up the cash flow, the tax savings from depreciation, the mortgage debt pay down, and the fact that we bought it under market value and that we are selling it on a lease option so we don't need to pay realtor fees and have minimal closing costs, our average total profit over a 3-5 year period is round 60k per property that my partner and I split.

Terms rounded for ease: duplex value $125k so 80% would give me 100k...conventional 30 year fixed 5.75 with $5000 closing costs.

First off these are illegal in my neighbourhood, and secondly, even if I tried to get away with it, the city is aggressively trying to get rid of these and it's simply not a risk I'm willing to take.Therefore, I need to rent the house as a single unit, and I will likely end up with a number of student applicants, and I'm not sure what the best way to screen them is.
