I also recommend making a list of Landlord problems (marketing, screening, unpaid rent, tenant wants to break lease early, tenant wants to add/remove roommate, unauthorized pets, etc.), develop a plan for tackling each one in accordance with the law, and then develop a written process so you're prepared.I also recommend you learn the power of leverage.

We have helped three tenants move our of one of our properties and into a new home this year: One was a relationship breakdown; the second was a student whose roommates were leaving and had to downsize; and the current one needs a bigger apartment as his Mother had finally gotten out of Syra.

In three months, rent has been late twice, he's refusing to pay the July late fee, police have been there three times for disturbing the peace and I'm fairly certain he's got a roommate living with him (he denies it) that isn't on the lease.

I've lived with roommates (both friends and strangers) the last 5 years, and really have no issue with the idea, but both our parents think we're nuts.
