I'd PREFER to just have them on board for interest*time+points, which seems fair, but I am not allowed to do that; they have to be on ownership or else I am buying with borrowed money.

If marketing the property yourself if not an option, then go ahead and bring another mgmt company on board that you and the buyer can agree upon, form there, they can coordinate the fix up and the tenant placement.
