You could find a private investor to partner with you to buy a package of REOs - this would look like HML except you could try to convince them to agree to interest only payments and put a two year stop at which point you refi and pay back the principal.

If that number is low enough to wholesale it or sell it to a retail buyer then you're golden.You're going to need to put a COMPLETE short sale package together for the bank including a P&S agreement, Authorization to Release, Financial Statements and 2 years of the seller's tax returns along with a hardship letter explaining the reason for the default.

Use a NOI at 50% of GOI... price it at a 10 CAP Rate and you'd attract investors.Start playing games where NOI is 70 - 80% of GOI... have a CAP at 6 or 7 and you're looking for a sucker.Also, put together a solid package, do the work for the investors.

There is no universal code of ethics, so it's subjective, but in my opinion, this is certainly unethical.It's no different than walking into a grocery store, buying a box of cereal for $4.99, getting to the counter, and having the cashier say, "Oh, the $4.99 doesn't include the packaging...the total price, with the box, is $7.99."

Usually its title and deed package that holds up closing a cash deal, 7-9 days is pretty quick, even for cash (at least in CO and AZ).What was the accepted closing date, or is that still in negotiation (ie. no bank addendums/not under contract)?

It consists of coordinating with our current network of wholesalers, bird dogs, and agents to do preliminary evaluation and qualification for buys, develop new wholesalers and bird dogs, develop alternative buys, develop in house direct buys, and package and sell in house wholesale packages to our affiliate investor group.
