I'm thinking of signing up for Pro (mostly for tools / calculators) and also checking out other rental calculators online.

Check out assumable mortgages online in those areas  You might be able to find a home with a lower interest rate for a reasonable downpayment.    

The online community is always here to answer questions as well,  I’m not quite sure your definition of a job opportunity is in your post?  

Bad part is there's lots of paperwork you need to full out online.
