@Ryan Evans , definitely interested to hear about your upcoming field trip , definitely seems you are doing things the right way.

I have seen from numerous transactions we have done in the past, that some management companies will stick it to California and New York investors with their rates by charging "California" type prices whereas a Midwest investor will be paying a lot lower. 

Keep in mind, my main goal isn't to purchase numerous properties right now.

I am in a medical field for several years so doing real estate is something completely foreign to me but I like the thrill of doing something I haven't done before and I think this is something I see myself doing for a while.

Tragedy leads to opportunity in this field...hence the motivated seller.

In the memo field just list this expense was to purchase a property at such and such a street, but it didn't pass inspection.Sometimes we over think ourselves.  

Currently, I am meeting up with a few investors with larger portfolios and experience in the field and learning all I can from them as well as networking and creating some contacts.

I am 42 yrs old and after reading Rich Dad Poor Dad and listening to numerous podcasts which include BP, The Real Estate Guys, and some others I feel its time I take action.
