First, I would say that this is where having a top notch CPA on your team who specializes in real estate and alternative investing.  

Management would, so I hear, be top-notch with Dunes Properties in Folly Beach, SC.

First by being on Vrbo where most of my bookings come from.Then top notch property in a fantastic location with great views.Followed up by a clean house that gets rave reviews as the cleanest vacation rental they have ever stayed out.Then fantastic customer service above what they are used to.

They are not cheap, $10-15K per room, but the quality is top notch and they are really cool. 

And that is why you will need to have top notch attorneys to keep you out of trouble.LLC's are for actually Landlords who are worth over a million dollars, maybe even more.  

@Dakota Ferguson I don't know of one in Dallas, but a few years ago I had property in Houston and the management company was top notch and we were out of state (NJ) owners. 

Customer service wins my business everyday, and Johnathan was top notch walking me through the options.  

The prospectus was top notch and I could see why some folks invested in it. 

If you do have a real estate license you may be in violation of numerous codes of conduct governing broker  - seller relationship.So, the principals check with their attorney's to figure out a way to knock you down a few notches. 

You will learn a lot from that aspect and as @River Sava mentioned above the people you meet at the event and outside networking events surrounding BPCon are all top notch!
