Becoming an agent can be great, but I would say wholesaling is just as good if done right.Here are what I would say are the two most important aspects to successful wholesaling, coming from someone who hasn't successfully flipped a contract but who has bought multiple deals from wholesalers:1.

The negative aspects out way the positives in most cases given our current technology (even for a primary residence).

Highlight the best aspects of the home in the first few photos (not the dead grass).3.

It's been a recent trend in "renting is cheaper than buying" which speaks to the "time" aspect of the above, because given the meteoric rise in prices, and many of the operational expenses lagging in there impact, and than landlord's lagging in the pass-through, there has been much truth to that statement.     

The appealing aspect here is the ongoing population growth and other economic factors.

Interest Only Loan - This allows you to avoid negative cashflow in your monthly budget.

I invest in San Diego county and unfortunately believe your property as described above is negative cash flow after including cap expense, vacancy, and maintenance.  

The only “negative” about them, imo, is that almost all the focus is on residential, or if commercial then apartments.  

Are you ok with being cash flow negative at different times of the year?

Adding to the last point, ensure the new debt does not negatively impact your father's DSCR or other financial ratios in a way that might make it harder to secure the next loan.
