I can assure you, you do not understand NPNs, you may understand the basic concept but just because you buy a note doesn't mean you can restructure a note as a modification to a note is extending credit jus as making a new loan, so, check with state and federal laws, can you originate a new note of that type?

We have allowed tenants to bring their chattel (fridge, stove, laundry), but require that all modifications to the property (repair or improvement) be approved by us and performed by a tradesman/service personel we have sanctioned.We always pay for the improvements ... for small, reasonable, things we typically attribute it to "happy tenant" and absorb the cost.

And as Dave mentioned, you can put time and money into your due diligence and never take the note.Probably best to start out as a commercial lender, everything related to handing the money out will be the basics in aspects of cleaning up a bad loan, modifications or securing and disposing of collateral.Just saying commercial is really broad in scope.
