One thing that I would do is nail down any of those numbers that are guesses but you can get hard numbers, or at least solid estimates (like the closing costs from your lender) on get those as good as you can.One more thing I would say is if you can get the price down do it.

I suggest everyone look up "Equity Stripping" any lien on any property that is relying on equity to cover the debt owing can get you nailed.

I'd say that so far, I'm leaning towards new siding, I'm going to have to get an exact price on what that would cost and make a final budget, because there are several other items that are still not totally nailed down as far as either if we'll do them or not and others like the new carpet where we could spend more or less.
