First look at the 3 comparable properties that were presented in the sales comparison grid (and the rental grid too I suppose, for a judgement of market rents).

Mechanics/Tax/Judgement/etc...?

I'm working on a 20+ door student housing project that got flooded last week from rain.

Now I have to go back to the drawing board, I am trying to determine if it's worth getting a lawyer in hopes that I can get a judgement against him and ask that he pay my lawyer fees (I'm not sure how that works since I have a civil case.) 

Finally in winter 2018 we had our court date and received the judgement. 

Due to a bad window replacement and siding job back in 2016, water was been coming in around the south facing windows every bad rain storm (like once a week in the PNW).

I've seen people simply fill in pools and it causes huge problems when it rains.

Then, like Kenneth, I run the numbers using online information that includes comparable rents (Rentometer), current tax information, bedrooms, bathrooms, square footage, and a judgement call on the appeal of the home from online photos.

There's no gutters and grass so rain has bounced back on siding over time and it looks like it could do with a little updating. 

Use good judgement.
