As far as the 2nd question it’s really a judgement call if you think another contractor can finish faster and/or cheaper really depends on how bad this guy is.

Sounds like the tenant didn't pay due to income issues and was just making up stuff to get out of the lease.The judgement you need to check on laws and process for your state.Here where I am in GA you CANNOT get a judgement against a tenant if they didn't sign the court summons notice or didn't file an answer etc.

IE they get a judgement they bounce a check.. they buy something they should not.. the same pattern of bad money management that got them to Naca in the first place.However if a person buckles down and follows their direction to a tee.. you can get a smoking deal.. the one I sold to a buyer I bought down the interest rate all the way to .75% plus paid closing cost for them.. so on a 90k mortgage the payment was something like 200 a month or less..

Doing a 'few' small flips with your own funds would have a lot of value other then keeping more of the profits: Learning Curve, Full Cycle Experience, Portfolio Examples, Refining Target Market, Contact Development, Team Development, etc. etc.A prospective lender, who has to rely on you to deliver, can have much more confidence in your abilities, capabilities and judgement to get the work done, 'on time', 'on budget' and perhaps most importantly 'on profit'.Good Luck

If they get evicted then you can put a judgement on both of them increasing the chance that you get paid.

@Pyrrha Rivers Yes, the main things in Credit Scoring is-Length of Credit History of Accounts-Have 3 Major Credit Cards Reporting with No Late Payments --Revolving Balances below 30% of Limits-1 Installment Account-No Collections, Judgements, Public Records(Bankruptcy/Foreclosure) or Late PaymentsThese are very good guidelines...And if you want to get a boost of your scores and have a Family member that has a Seasoned Credit Card(Opened CC Account for over 3 years) that will report Authorized Users- they can add you as an Authorized User and you can have that credit history on that card added to your report...Hope that helps!
