I have an Electrical Engineering degree but haven't designed anything in over 9 years having moved into more of a project management role.

We all develop coping mechanisms for situations in our lives be they good or bad and then tend to repeat these behaviors during our adult lives to varying degrees. 

I think that many of us consider ourselves "new investors" to a degree even after we have a few deals under our belts.  

Here are the cold hard facts:- ARV 500,000$- Renovations (I will not know completely until tomorrow but I estimate it at 100,000$)- Apartments are empty- He owes between 60 and 70k on the mortgage- He is extremely motivated- He needs between 50 and 200k from the deal- He is open to the following: sub2 and partnership and, to a much lesser degree a straight out purchase at 250k- I have also communicated to him that I would probably bring a partner into the agreement.Thoughts from the BP community?

I recently graduated from college with a Bachelors degree in Biomedical Science and I am really interested in getting more involved in real estate investing.

Online is great to a degree but it will never replace face-to-face.

But first, some context...My degree is in business management with a marketing emphasis.

I never cease to be amazed to the degree to which they think nothing can be changed.
