To leverage stock, you can only do up to a 1:2, the stock is leveraged, and you are charged a healthy percentage per year for it, much more than 3-5% usually, and there are heavy limitations on how much you can leverage.With properties, usually its as many properties as you have to leverage.

Two of the offers came from buyers who hadn't seen our first property, but who were told by their agent that we do great work and that the house would likely go fast.The big reason for this is that our agent used the relationships she built from the first sale -- plus a healthy dose of urgency -- to entice agents/buyers who were already familiar with our product and ready to work with us.

I am pretty handy with a hammer, saw and paint brush and I will do a healthy amount of the maintenance myself.I have several friends and acquaintances who have residential properties intended to rent to UoM Students, and I will be meeting with them to see how they have done over the years.
