The biggest thing that holds potential real estate investors back from success is not trying due to fear of failure.  

I've learned far more from mistakes I made then the things I did right. and I think people starting off should know the mistakes are a great educator, so don't fear them...

Maybe it was a deep-rooted fear of failure.

But I fear the very low response rate from my last campaign.What should I do?

I hit the web and stumbled across biggerpockets i have been stalking the forums podcasts blogs and webinars as much as possible but hesitated to reach out. well i couldn't have found bp soon enough because i have now stumbled upon a partnership that is willing to  finance a small multi family, and put the title in my name, in exchange for 50% of future profit.needless to say i am very nervous as a couple months of reading in no way make me a qualified investment vehicle. but i am not willing to let this opportunity to enter the field of my dreams disappear. nobody in my extended social circle has any viable knowledge in real estate. so hear i am reaching out to the multitudes of knowledgable investors here on bp. i am open and grate full for any advice and criticism on any topic and would really love to find someone who understands my market.

Just like you, I always wanted to get on this side of real estate for a very long time, but fear and time to get into this business was always an excuse.

I have been read and listening to everything I can get my hands on about wholesaling and rehabbing since February & it is my fear not let a deal pass me by.

I just fear that even with the proper test results showing the home has no more mold, any ARV based on a market analysis I come up with will be questionable because of the history.

For instance, in certain areas rather than pay a property manager we have paid an off-duty cop to pick up rents for $30-50 month (depending on location) and have documentation signs which puts the FEAR of GOD in the tenants and even if they skip out on 1 months rent they NEVER trash the place because they are scared of the law!
