You can find real estate related careers, but they will pay less making you less lendable most likely.Go to local real estate meetups every month for six months and you will meet a lot of people who kept their job, left their job, flip homes, have rentals, and you can learn from them by building relationships while you earn.

However, I would write down in an excel sheet all of them and process that go into a rehab and do a estimation column and write-down those numbers. 

This can go so many ways depending on so many factors.1031 cannot defer cost seg deprecation recapture (only straight-line depreciation).This needs to be modeled out with 1031 or outright sale and recapture percentage.This post does not create a CPA-Client relationship.

and it's not that anywhere is "saturated," it's that prices AND rates are high.or as @Travis Timmons said - a creative niche that you excel in will cashflow.
